Boulder Daily Camera Building to be Sold

The Boulder Daily Camera has decided to sell their building at 11th and Pearl. The Daily Camera has been at the Pearl Street location since 1891. The estimated price is in the 12 to 15 million range. This will have a huge impact on West Pearl opening up almost half the block to new development.

Plans for the Eldridge Building Announced

Final approval was granted from the City of Boulder Planning Board for the development at 915 Pearl. It is presently the Marisal Imports site. The group of Richard Foy with Communications Arts, Henry Beer,Phil Shull and George Karakehian are the partners in the project. The project will consist of three high end residential units and a 5000 square foot restaurant space on the lower level. Frasca is moving from their East Pearl location to occupy the lower level which will have 95 seats inside and 30 seats for outdoor dining. The project will have a Leeds gold star energy rating.

Grand Opening of 1505 Pearl

The finishing touches on the development of one of the last open lots on East Pearl are taking place. The former Goodyear Tire location has been transformed into high end lofts and commercial space. Topo Ranch an eclectic casual mens and womens clothing store has opened. Next door you can find the new Real Baby clothing and toy store and the women's clothing store Barbara&Company.
This is a a real nice addition to the East end retail district.
The residential units have sold well. Out of the 24 units 10 have sold and 4 more are under contract.

The Walnut Street Skyline is Changing

The Walnut project is taking shape in Downtown Boulder. You can see the steel framing of the structure in this picture on the corner of 17th and walnut looking northwest. The Oz Architecture designed project has 14 of the 34 Lofts and Skyhomes presently under contract. Estimated completion date is this winter.

Downtown Boulder Church To Become E-Towns New Home


Nick Forster E-Towns Founder announces the purchase of the Old Elim Tabernacle Church at 1535-1539 Spruce St. The Church will become the headquarters for daily operations and recordings along with the capacity for small performances and community gatherings. The Church was purchased for 1.4 million. The purchase price was 1.6 million below the appraised value. Stephen Tebo the seller of the Church site thought it was important to keep E-Town in Boulder.






Mapleton Hill Named One of The Top Places To Live

Boulder's Mapleton Hill Neighborhood named one of the top 50 neighborhoods of older homes by This Old House Magazine. Mapleton Hill has over 650 older homes.

The Old Ideal Market Is Being Renovated


It is nice to see that Ideal Market is going to be transformed and given much needed upgrades. I know many people were worried that when the Whole Foods Wild Oats merger took place that Ideal Market might be closed. I have many memories of going to the old Clark Chapman owned Ideal when I was growing up in Boulder. I hope the new store retains some of that charm.

Historic Renovation of the Frakes Home at 1936 Mapleton




The Historic Frakes House renovation at 1936 Mapleton is bringing life back to the old structure. This picture shows the brick masons rebuilding the 20th Street side of the house. The wall was completely taken down and rebuilt over a new foundation using the original bricks and windows.

John and Laurel Hickman who own Hickman Construction are undertaking the restoration and expansion of this landmarked house. They are adding a basement and new addition to the back of the house. The house when completed will have around 2700 square feet above grade and a finished basement of about 750 square feet. A new 2 car garage with a with a 350 square foot studio is being built off of the alley. The project is expected to be finished around Christmas this year. The price is still to be determined.

Proposed Demolition of Lund Hotel/Coop Site on East Pearl



City of Boulder Landmarks Board considers demolition permit from the applicant Brad Hahn on 1904,1912,1918.5 Pearl St.

The Landmarks Board unanimously voted to place a stay of 180 days on the demolition permit.

Brad Hahn the applicant made a strong case that the building lacks any significant historic architectural significance due to the changes made to the exterior of the property through the years. He cited studies from 1988 and 1995 that found the building lacked historic significance because of these changes.

Paul Ekland who recently renovated 1212 Pearl the Patagonia store spoke on the applicants behalf. He had looked at the building to renovate himself and did not think it was financially
feasible to restore and renovate the property.

The Landmarks Board argued that the Lund Hotel has significant Historic value based on the Swedish Cultural History of the building even though it might not be architecturally significant .
